What Funding Sources May Review

Hospitality underwriting often includes both the real estate and the operating business. Lenders may examine historical revenue, occupancy, average daily rate, revenue per available room, operating expenses, management experience, franchise agreements, property improvement plans, seasonality, and competitive market conditions.

The property’s brand and management structure may also affect financing. Independent properties can be considered, although the lender may require stronger operating history, management experience, or market support.
